is bought and paid for. We, the kids want my mom to have the house and transfer title in to her name. Is it gonna be as easy as a quit claim deed to transfer title to her name and how do you go about this without incurring the expense of a lawyer? The house is in California and My brother is the trustee.

Are you sure it isn’t set by the state, like the trustee fee? (I thought my NJ accountant said it was different in NY and I wanted to check here before paying $200/hr to look up what s/b a simple answer. Googling hasn’t helped either).
