I’m planning to sell my home. I’m planning to work with a real estate agent that was referred to me through the internet, who will get a 6% commission upon sale of my home. I want to know if this is a normal rate or is it too high?

Basically I want to know if I should look for another agent who charges a lesser commission rate or stick with this one.

I signed the contract with the realtor, my husband did not sign anything because he was not there. Both my name and my husbands name is on the morgage. We both own the house. We decided not to sell. The realtor told my husband that I have a contract with them, but my husband does not. They put the sign up the very next day without my husband’s signiture. The realtor did not have all of the paper work. When I told the realtor that we are not selling, he told me that I have a contract, and if I withdraw they wont charge me, but if I cancel they would charge me. What he said does not make sense because my husband didnt sign ANYTHING! The realtor did not leave the contract to for my husband to look over and sign, he took most of the paper work with him. Since then my husband took down the sign. And he is trying to get a hold of the broker.

I know you have to live in your home for 2 of the past 5 years and you can receive up to $250k single and $500k married gain without being taxed. I would like to know if I will be taxed on my gains in Utah when I file my state taxes.

My husband and I are new homeowners (less than 5 years), and we may have purchased a home too hastily. I say this because we are not truly happy in it and feel if we save money, we could do a lot better (move up). It’s not that we can’t afford the home, it’s just that we think we could do better for the money we are spending. We were thinking about selling our home and going back to renting an apartment so that we can save money and wait to wisely buy a home that we really want. What are the pros (if any) and cons of going back to renting for a while after being a homeowner? Would this be a smart or bad decision?

I have done alot of DIY building work to my home loft conversion, extended kitchen,etc, when I sell my home will I need some kind of certificate saying that the work was carried out properly?
and is my home building insurance valid as i did not inform my insurance company of the changes to my house?

I did not get a building inspector to check before I started the work as I was not taking any load bearing walls out.
could I ask a building inspector to examine my property now after I`v done the work?
